Counting down from 10, here’s a list of Perth’s most expensive and valuable suburbs to live in according to Reiwa’s list of Perth’s priciest suburbs published in Oct 2019.
10. Churchlands, 6018
To kick things off, we have Churchlands coming in at number 10 with a median house price of $1.26million for the last 12 months to October 2019. If you’re after a morning cuppa with lakeside views of Herdsman Lake, you’ll want to be situated on Lakeside Drive.
Churchlands is located approximately 8km north-west of the Perth CBD and is only a 15minute drive into town. According to Reiwa, it took an average of 71 days to sell after listing.
9. South Perth
There’s nothing quite like the riverside views offered from the shores of South Perth, not to mention breathtaking views of our expanding city skyline. If you’re not lucky enough to snag a spot facing the city, you can still enjoy pleasant views within a 5 square kilometre area facing the great Swanny.
If you’re a sucker for good food and photography, there are plenty of foodie hubs sprawled throughout South Perth, including Gusto Food, Halo Espresso and Atomic Espresso. South Perth’s median house price comes to $1.27million for the last 12 months to October 2019 with an average of 80 days to sell from listing.
8. Subiaco
For an immersive cultural experience, Subiaco brings you a busy nightlife filled with unlimited choices of restaurants, bars and a couple of clubs. In the day, get out your joggers and go for a stroll on Subi’s famous strip packed with heritage architectural sights, boutique stores, and cultural entertainment areas. There are plenty of bus stops along the way if you get tired, and if you get bored, the Perth CBD is just a 7-minute train ride away.
Subiaco’s median house price is currently $1.31million as of October 2019 with an average of 53 days to sell from listing.
7. Mosman Park
As we step up the luxury game, Mosman Park comes in at number 7 offering panoramic views of the Indian Ocean and the Swan River. The affluent suburb is home to some of Perth’s most prestigious restaurants, including Tsunami and Good Things. Enjoy river views while spending a day at Mosman Park Golf Club or hit up Mosman Beach along the coastline.
Surrounded in lushes parklands, the lavish suburb Mosman Park median house price sits at $1.39million with an average of 78 days to sell a home.
6. Applecross
Coming a tie for 5th place with Swanbourne for the most expensive suburb, Applecross shares a median price of $1.54million for the last 12 months to October 2019. Not all of Applecross is to admire, however the higher-priced houses have attributed to this lavish suburb and it’s all thanks to the stunning luxury homes with breathtaking river and city views.
If you’re looking for a spectacular spot to watch the fireworks on New Year’s Eve, Heathcote Reserve is a prime location to setup camp. There is a huge playground for the kids, plenty of BBQ’s, a cafe and restaurant, and of course cliffside views of the Swanny, South Perth, Matilda Bay and the city Skyline.
5. Swanbourne
Sharing 5th place with Applecross, Swanbourne is an affluent suburb known for its federation style homes and convenient location — with Stirling Highway to the east, Fremantle railway line to the South, Swanbourne beach to the west, and just 10km from the Perth CBD.
The climate in Swanbourne is slightly different from the rest of Perth, with locals enjoying Mediterranean style climate thanks to the ocean sea breeze in summer. Swanbourne median house price is $1.54million and has one of the quickest sale times with an average of 56 days from listing.
4. Nedlands
As we step into the ‘golden triangle’, here is Nedlands in at number 4 for the most expensive suburbs in Perth. The median house price for Nedlands currently sits at $1.6million for the last 12 months to October of 2019. The thriving suburb is home to a lavish lifestyle filled with extraordinary views of the Swan river, our very own University of Western Australia, Sir Charles Gardiner Hospital and the Nedlands Golf Club.
Of course, just around the corner is Kings Park and Botanic Garden, and we all know how spectacular the views are from here, especially on New Years Eve. The sell rate is even quicker, only taking 46 days upon listing which is 30 days quicker than greater Perth.
3. City Beach
Classed as the best of both worlds, City Beach is everything you’d want from a coastal suburb. Filled with parklands and playgrounds on one side, and titled Perth’s best beach on the other, City Beach offers excellent fishing spots, safe swimming areas for the fam and leafy green reserves that exude affluence.
Only a 15minute drive from Perth, City Beach median house price comes in at $1.7million, making it Perth’s third most expensive suburb to live in.
2. Cottesloe
There’s always something to do in Cottesloe. Sitting at number 2 for Perth’s most expensive suburbs to live in, the median house price is $2million dollars with an average of 79 days to lock in a sale for your home. The attractive suburb boasts one of Perth’s most popular beaches, with breathtaking views of the coastline along Marine Parade.
Cottesloe is a thriving suburb both relaxed and vibing, attracting locals as far as Armadale and internationals as far as Europe, visiting one of Perth’s most stunning and beautiful beaches. If you’re looking for something to do this summer, Cottesloe is hosting a wide range of events including SummerSalt, Australia Day Celebrations and Cottesloe Film Festival.
1. Dalkeith
Ding Ding Ding! We have finally reached Perth’s most expensive suburbs and of course it is at the tip of our ‘golden triangle’. Dalkeith median house price currently sits at $2.25 million and is one of the most desirable places to live thanks to its lavish and enviable lifestyle.
Here you’ll find some of the largest and most aesthetically pleasing mansions with breathtaking river views along Jutland Parade and Victoria Avenue.
Whether you’re looking to buy or sell, it can take an average of around 54 days to sell. As Perth’s most attractive suburb you’ll find nothing short of excellence in Dalkeith as it ropes in international buyers and investors.
